How do I work out what size cooling a room needs?

Work from the room's square footage. As a rough guide, 150 to 250 square feet needs around 6,000 BTU, 300 to 400 square feet around 9,000 to 10,000 BTU, and 500 to 700 square feet around 14,000 BTU. Is a bigger air conditioner always better?

Can I use a portable air conditioner without a window?

Can you install a mini-split yourself?

Whatever you choose, rinse or replace the filters on schedule, because a clogged filter is the fastest way to lose the benefit.

1. Size the unit to the room, and resist going bigger

Match cooling capacity to the square footage of the room, not to how hot the day feels. An oversized air conditioner cools the air fast, shuts off, and never runs long enough to pull moisture out, so the room ends up cold and clammy. In a humid climate that is the single most common sizing mistake. The cool-only air conditioner listings show a recommended room size for each model.

2. Treat humidity as half the job

Comfort in the Southeast is as much about moisture as temperature. A correctly sized unit running longer, gentler cycles makes a 76-degree room feel better than an oversized one holding 72. Look for a dry or dehumidify mode, and add a fan so the cooled air actually reaches the far side of the room.

3. Decide where the unit has to live

A double-hung window takes a standard window air conditioner. Casement and sliding windows usually do not, which is where a portable unit or a through-the-wall install makes more sense. Garages, lanais and rooms with no usable window are the classic case for a ductless mini-split, because the only hole you need is for the line set.

4. Check the electrical before you buy

Most units up to roughly 12,000 BTU run on a standard 115-volt outlet. Larger ones often need a 230-volt circuit and a specific plug type, which is an electrician's job to add. Never run an air conditioner on an extension cord or a power strip. Confirm the plug shape and circuit rating on the specification sheet against the outlet in the room.

5. Plan for hurricane season and short cold snaps

Storm season is a good reason to think about how you would keep one room comfortable if power is limited, and to make sure a window unit is properly secured and sealed against wind-driven rain. At the other end of the year, a few nights near freezing rarely justify a whole heating system. A portable heater, or a single window unit that heats and cools, handles it for far less money.

Window unit, portable, or mini-split?

For one room with an ordinary double-hung window, buy a window air conditioner. It gives you the most cooling capacity for the money, it keeps the compressor and the condenser outside the room, and it drains condensation out through the back on its own, which counts for a lot across a nine-month cooling season. Step up to a ductless mini-split when the space has to be comfortable year round and quietly, or when there is no usable window at all: a garage, an addition, a converted attic or an enclosed lanai. It is the most efficient of the three and the only one that heats efficiently as well, but it needs a licensed installer, an outdoor compressor and a hole for the line set.

Choose a portable last rather than first. It earns its place with a casement or sliding window, a rental where nothing may be mounted in the opening, or a room you only need to cool now and then and would rather wheel the unit into. The trade-off is that the whole machine lives in the room with you: the compressor noise is inside, the exhaust hose is a hot pipe across the floor, single-hose models pull conditioned air out of the house and draw warm air back in through every gap, and they deliver less real cooling than a window unit of the same rating. Ours are listed under portable air conditioners if that is the situation you are in.

Cooling only, or a heat and cool unit?

Across most of South Florida, buy cooling only. The unit will spend nine or ten months of the year on the cooling side, cool-only models cost less at the same capacity, and a portable space heater covers the handful of nights that genuinely get cold. Putting the difference toward a quieter unit that dehumidifies better is the more useful spend.

Buy a heat and cool unit if the room is in north Georgia, or if it is a garage apartment, a converted porch or a bedroom over unconditioned space that the central system never reaches in January. One box that does both means nothing to store in a closet for eleven months and no second appliance to buy. Know the limit, though: most window units heat with electric resistance elements rather than a heat pump, so they will warm a room reliably but they are not a cheap way to heat a large one.

Opening the doors and pulling out the drawers tells you more than any spec sheet, and every unit here can be seen in person. We have eleven showrooms across South Florida and metro Atlanta.
